Clark County home prices are up 19.7% from a year ago. On its own, a number like that usually means a seller's market with little room to negotiate. This week's numbers say otherwise.

According to Beyond Real Estate's weekly market report for the week ending September 23, 2026, Clark County's median sold price hit $598,400, up 19.7% year over year. That's a real, meaningful jump, and it's the number most people will see first. It's also only half the picture.

What the headline number actually shows

A 19.7% year-over-year gain is a big move for one year. It puts Clark County's appreciation ahead of several nearby Western Washington counties, some of which are seeing prices flatten or slip. If you only read the headline, you'd expect a market where sellers hold all the leverage and buyers pay full price just to compete.

The number underneath it tells a different story

The same report put Clark County's sale-to-list ratio at 97.5%, meaning the typical home sold for about 97.5% of its original asking price. In practice, that's roughly two and a half cents on the dollar of real negotiating room, even in a market where prices are climbing fast. Homes are also sitting a median of 25 days before going under contract, and there were 358 active listings countywide as of that week. That's not a flood of inventory, but it's also not the razor-thin supply that usually accompanies double-digit price growth.

Put together, the report describes Clark County as more balanced than the raw price number suggests, with strong annual appreciation sitting alongside real room for buyers to negotiate on individual homes.

How Clark County compares to its neighbors

The same report notes that Clark County's price gains stand out against some nearby Western Washington counties, several of which are seeing prices flatten out or even decline this year. That contrast is part of why the county's numbers read as strong even with real negotiating room built in. Buyers aren't dealing with a market that's cooling the way some neighboring counties are. They're dealing with one that's still appreciating, just not as tightly as the price growth alone would suggest.

What this means depending on where you're standing

If you're buying, the 19.7% headline doesn't mean every home is getting bid up. It means the county's overall price level moved up, while individual homes, especially ones that have been sitting closer to that 25-day median or longer, still have negotiating room built in. That's true whether you're looking in Camas, out toward Battle Ground, or somewhere in between. The strategy isn't whether to offer under asking. It's figuring out which specific homes have already been sitting.

If you're selling, the price growth is real, but so is the 97.5% ratio. Buyers are still negotiating, even with the market moving in sellers' favor overall. Pricing a listing accurately still matters as much as it did when inventory was tighter. An overpriced home in this market can still sit, even while the countywide median climbs.

The honest tradeoff

A market that's appreciating quickly and still leaving room to negotiate is a good position for sellers and a workable one for buyers, but it's not a simple story either way. Sellers shouldn't assume the 19.7% figure means every offer will come in at or above asking. Buyers shouldn't assume a strong negotiating position on every listing just because the sale-to-list ratio looks soft on average.

The bottom line

Clark County's September 23 numbers show a market that's genuinely doing two things at once: prices climbing at a real clip, and buyers still finding room to negotiate on the homes that take a little longer to sell. Neither number tells the whole story by itself.
